How do I apply for an apartment?To apply for an apartment you must complete a rental application form, and submit the signed form along with all supporting documents and security deposit to the onsite Resident Manager.

Do I need a co-signer?If this is your first time renting an apartment, or you have a very short rental history we highly recommend including a co-signer with your application. Please note that we only accept one (1) co-signer per suite, and that all co-signers must include proof of income with their completed application form.

How do I know when I am approved?Once an application, supporting documents and security deposit are received at head office they are processed within 5 – 7 business days. Applicants will be notified by the Resident Manager if they have been approved/denied for the unit or if any further information is required

How long is a Lease Term?We do not offer month to month leases. Generally leases are for a 12-month term. In some cases, lease periods may be longer or shorter depending on the registered anniversary date of that particular suite. During the application process the Resident Manager will clearly outline the length of the lease for the unit you are applying for.

What happens if I need to end a lease early?Tenants wishing to end their lease early must complete a Notice of Intention to Assign Tenancy Form and submit a $75 assignment fee to their Resident Manager. As the tenant, you are responsible for advertising and showing your suite to prospective tenants. If someone is interested in renting your unit, they should be referred to the Resident Manager for the application process.
IMPORTANT: Tenants are responsible for the continued payment of rent for their suite until the end of their lease term or a new tenant has been approved and the lease documents have been signed.

How do I add a roommate to my lease?Contact your on-site Resident Manager to pick up a ‘Name Add-on Form’ and a new application form. Roommates (over the age of 18) have the option of being added either as an ‘Occupant’ or a ‘Leaseholder’. Adding an Occupant: Occupants are individuals that do not appear on the lease, and are not legally responsible for rental payments, or the condition of the suite. Once an occupant has been successfully added to a lease, the tenant will receive a letter confirming that the occupant now resides at that address. Adding a Leaseholder: Leaseholders are individuals that are legally responsible for rental payments and the condition of the suite. A $40 payment is required to add a new name to a lease. The person being added is required to submit an application form, as well as proof of income, along with the name add-on paperwork. Once the completed documents and payment have been received, the new leaseholder will receive a copy of the lease agreement, a suite condition report, and a letter confirming that they have been successfully added to the lease agreement. |
How do I submit a maintenance request?Contact your on-site Resident Manager, who will either repair or forward the request on to Head Office. You will need to complete a permission to enter form in order to allow our maintenance staff to enter your unit to perform the necessary repairs.
For emergency maintenance requests such as: water leaks/back-ups, appliance repairs, heat, a/c, or toilet issues, please contact your Resident Manager immediately.
In the event that you are unable to reach the Resident Manager please contact our after-hours emergency line.

What are my rental payment options?Rental payments can be made via cheques, post-dated cheques, certified cheques, money order or by signing up for our Pre-Authorized Payment program.
For security reasons we do not accept Cash rental payments at any of our properties or Head Office.

Where am I allowed to smoke?
All Crystal Properties Ltd. projects are smoke and vape free. Smoking, vaping or using any similar product whose use generates smoke or vapour is not permitted in or around the building, including: in suites, balcony, parkade (where applicable), common areas or within 20 feet from the exterior of the building.

Am I allowed to barbeque on my balcony or patio?Whether you can barbeque on your balcony or patio is dependent on the construction of the building. Barbequing is permitted at the majority of our properties, however if you are uncertain please contact your Resident Manager who can confirm.

How do I provide general feedback or a review?We value feedback from our residents, contractors and staff. For private matters please submit a general inquiry form on our website.
